Refit & new build — FAQ

What does owner representation actually involve?

Having an independent professional — with no commercial ties to yards or contractors — involved throughout your project: reviewing the scope of works, attending the yard at agreed intervals, observing workmanship and materials, identifying issues early, and reporting back regularly. The level of involvement is agreed upfront based on the size and complexity of the project.

Do you oversee new builds as well as refits?

Yes. A new build runs longer and the inspection points are different — the contract and specification before signing, then the stages where work is closed up for good: lamination or welding, structural bonding, tank testing, machinery and systems, cable and pipe runs behind panels. Visits are timed to the payment milestones, each with a written report against the specification, through to pre-delivery snagging, sea trials and the first-season warranty items.

Who is this service for?

Primarily owners who are not based in Mallorca, or who cannot be present during the works, and want independent assurance that the work is being done properly. It equally suits owners who are present but want technical eyes on the quality of the yard's work.

Can you work with any yard or contractor?

Yes — the work is independent of all yards and contractors in the region. That independence is the point: the role only works if there is no commercial relationship or loyalty to the people doing the work.

What if I already have a project underway?

Involvement can start at any stage, including mid-project. A review of what has been completed to date can also be included if useful.

How do you handle communication with the yard?

That depends on your preference. Some owners want observation only, keeping yard communication direct; others want the yard dealt with on their behalf. Both work — the scope is agreed at the outset and can be adjusted as the project develops.

How are fees structured?

Owner representation is quoted on a case-by-case basis — hourly or daily rates for short projects, retainers for longer multi-phase work. Get in touch with the project details for a proposal.

What if something goes wrong during the project?

That is when independent representation is most valuable. Substandard workmanship, material discrepancies or slipping timelines are identified early. You are kept informed throughout, and any significant concerns are flagged immediately.
